Three things a Georgia summer does to a window
Heat, moisture and weather, in that order of how often they decide a specification.
Sun through the glass
A long cooling season makes solar gain the dominant load. The glazing package on west and south elevations changes how hard the air conditioning works, and it is the specification most often applied to a whole house when it should not be.
Moisture in the air
Humidity turns air leakage and surface temperature into comfort issues rather than technicalities. It is also why condensation questions arrive here in summer as well as in winter.
Storms and falling limbs
Severe weather is a routine part of a Georgia year. Glass breakage from wind-driven debris is a maintenance question the coastal states meet through code and the rest of the state meets through judgment.

ENERGY STAR states that its criteria are based on ratings certified by the National Fenestration Rating Council. The map is drawn county by county and we read it at state resolution, so confirm which of the two covers you before you take a coefficient off an NFRC label — no Georgia county or city is assigned a zone here.
Why your windows sweat, and what it tells you
Water forms on any surface colder than the dew point of the air touching it, so the side it appears on is the diagnosis.
On the outer face
Moisture there on a humid morning is a sign the unit is separating indoors from outdoors properly, and it burns off with the sun. This is the complaint that turns out to be good news.
On the inner face, in cold weather
That one is about the humidity in the room — cooking, drying, bathing, a room with no air movement. Adding a better window without addressing the moisture just moves the problem to the next coldest surface.
Between the panes
Different in kind. The seal around the insulated glass unit has failed and the space between the panes is no longer isolated, which is neither a cleaning problem nor an installation problem.
