Double-Pane Glass: Panes, Coatings, Gas Fills and Seals
The glass in a modern window is a sealed component in its own right, with its own parts and its own failure. Understanding it separately from the window is what stops a fogged pane turning into a whole-house quote.

What it is
A component, not a feature: two sheets of glass, a perimeter spacer, a desiccant, two seals and whatever fills the cavity, assembled once at a factory and never opened again.
What fails
The edge seal, and it fails as an event rather than by degrees. That is why fogging arrives suddenly in a window that was perfectly clear last winter, and why no cloth can reach it.
What to specify
The coating and which surface carries it, the cavity fill, and the spacer design — none of which can be judged by eye. What the certified figures report is set out on the energy page.
What is actually sealed inside
Six components, assembled once at a factory and never opened again.
The two lites
The sheets of glass themselves. Thickness is a specification, and one of them may be laminated or tempered depending on where the window sits.
The spacer
The perimeter bar holding the sheets apart. Older ones are aluminum and conduct heat around the edge; warm-edge designs use lower-conducting materials.
The desiccant
A drying agent held inside the hollow spacer. It absorbs the residual moisture sealed in at manufacture, and it has a finite capacity.
The seals
Usually two: a primary seal against gas escape and a secondary structural seal holding the assembly together. Failure of either shows up the same way.
The cavity fill
Air, or an inert gas that conducts heat less readily. It cannot be seen, cannot be measured on site, and depends entirely on the seal staying intact.
The coating
A low-emissivity layer on one of the cavity-facing surfaces. Which surface it occupies is a design decision, not an accident.
Two things follow from that list. The first is that the glass package is bought separately from the window even when it appears on one line of a quote — the same sash can hold cheap glazing or expensive glazing, and the difference is invisible from across a showroom. The second is that the whole assembly depends on a seal around its edge, and a seal is the sort of thing that fails as a discrete event rather than degrading gracefully.
Where the moisture is tells you what failed
- On the room side. A humidity problem in the house, not a failure of anything in the window.
- On the outside face. On a cool morning this is generally a sign the glass is doing its job.
- Between the panes. The only one that means a component has failed, and the only one a cloth cannot touch.
- A bloom rather than a mist. Repeated condensation has left mineral deposits on surfaces nobody can reach.
- What it does not mean. The frame, the hardware, the weatherstripping and the installation may all be perfectly sound.
Three specifications to get in writing
- The coating. The largest lever. Formulations differ in what they are tuned for — holding indoor warmth in a cold region, or turning away solar heat in a hot one — and the wrong one on a west elevation is a real mistake.
- The cavity fill. An inert gas conducts heat less readily than air and costs a little more. It is unverifiable once the unit is built, which is exactly why it should be named in writing rather than mentioned.
- The spacer. The least discussed of the three. It is a path for heat around the edge of the unit, and it is why two otherwise identical windows differ where condensation appears first.
Why is there fog between my window panes?
One mechanism, and it tells you something specific about the window.
A sealed unit contains a little trapped air and a desiccant to dry it. As long as the perimeter seal is sound, that is a stable arrangement: nothing enters and the gas fill, if there is one, does not leave. When the seal is breached, the cavity starts breathing with every temperature swing, the desiccant reaches its limit, and from then on moisture condenses on surfaces you cannot reach. What you see may be a mist that comes and goes with the sun, or a permanent mineral bloom where repeated condensation has left deposits on the glass.

ENERGY STAR key product criteria and the NFRC residential certification pages, both read 22 August 2026. Its October 2023 criteria table sets a qualifying pair for each zone, from a U-factor of 0.22 with a solar heat gain coefficient of 0.17 or higher in the Northern zone to 0.32 and 0.23 or lower in the Southern one.
Before anyone quotes glass-only work
Six questions that decide whether the cheaper route is genuinely available to you.
- Is the sash built with removable glazing stops, or is the unit sealed into it at the factory?
- Can a replacement unit be obtained in the exact size, thickness and spacer of the original?
- Which surface carries the coating, and will the replacement match it?
- Will the replacement unit have the same gas fill, and is that stated in writing?
- Does replacing the unit affect any warranty still running on the window?
- If the sash has to come out, who re-fits it and who is responsible for the seal around it?
Nobody publishes a rule for when a sealed unit can be swapped on its own, and this site is not going to invent one. The questions above are what a glazier can answer about your specific window in a few minutes, and the answers are what determine whether you are looking at a component or at a replacement window. Ask them before you accept either recommendation.
Is a third pane worth it?
A question about your climate zone and your alternative, not about the number three.
What a third pane adds
- A second cavity, which is genuinely more insulation
- A meaningful gain in a cold climate zone, where the criteria are strictest
- Another surface available to carry a coating
- A heavier, stiffer assembly that some manufacturers pair with better frames
What it costs you
- A second seal, and every seal is a thing that can fail
- Weight the balances, hinges or rollers carry for the life of the window
- Less light through the glass, because every sheet and coating takes a share
- A smaller increment than the price suggests, if the double-pane package already qualifies
The way to settle it is to ask for the same window quoted both ways and compare the certified figures, not the pane counts. And one clarification worth making, because the words get mixed up in sales conversations: an insulated glass unit and laminated safety glazing are different constructions solving different problems.
